Nothing on this website represents an offer to sell by Best Rate Beds, but an invitation to the customer to offer to us / our suppliers. Prior to confirmation all products featured are subject to availability and until any booking is confirmed Best Rate Beds is free to accept or reject a customer’s offer.
All contractual obligations arising out of these terms and conditions shall be deemed to come into existence in England and be subject to English law and the exclusive jurisdiction of the English Courts.
Conditions of use
Access to and use of this website is subject to acceptance of these terms and conditions. All bookings made through this site are subject to the relevant terms and conditions.
Best Rate Beds acts only as a booking agent for hotels. The contract for the hotel booking is therefore between the customer and the hotel.
As a condition of using this website or telephone booking services you warrant that you are 18 years or older and agree to be financially responsible for any charges or fees that arises from your use. Best Rate Beds requires payment in full at the time of booking. The total amount will be shown on the confirmation screen and on the emailed booking confirmation. Any extras which you decide to use during your stay at the hotel will be payable directly to the hotel.
Confirmation of a booking is subject to written confirmation by Best Rate Beds and payment being received by us. Any booking is for the exclusive use of the people named at the time of booking and on the confirmation email. Unauthorised occupancy may result in refusal at reception, and any re-accommodation will be at the customers’ expense.
It is the customer’s responsibility to check all details are correct on the booking confirmation. If any of the details are incorrect Best Rate Beds needs to be notified immediately as corrections may not be available later on.
Hotel information
The information on the hotels supplied on this website is given by the hotels themselves. While Best Rate Beds makes every effort to ensure the data on this website is accurate, we make no warranties, promises and / or representations as to the accuracy / completeness of the information contained herein.
Facilities and features listed for each hotel are under the direct control of our suppliers and as such Best Rate Beds cannot be held responsible if those facilities or features are not made available to you at the time of your stay. Facilities such as swimming pools and air conditioning are often only available seasonally; it is the customer’s responsibility to check whether these facilities are available during their stay. When hotel facilities include car parking the availability and cost of car parking is determined by the individual hotel.
Hotel ratings
Hotel ratings have been supplied by the hotels themselves in accordance with the specific regulations applicable in each country. A hotel in one country may not be similar in terms of services and quality to a hotel in another country, despite belonging to the same category. Some hotels are self-accredited whereas others have been independently awarded a rating. Please check with the hotel if you are unsure.
Insurance
We strongly advise customers ensure they have adequate insurance when they travel. Best Rate Beds is not liable for any loss, damage, liability etc. arising from a customer not having adequate insurance.
Cancellations and amendments
For any amendments made to the booking by the customer an administration charge of £20 / €25 per amendment will be levied. If dates of travel change, the rates available may differ from those on the original booking. If the hotel is unable to accommodate the alteration the booking will revert to its original status, although Best Rate Beds will endeavour to find a suitable alternative.
Cancellations must be made directly to Best Rate Beds and we may require confirmation in writing. Cancellation charges will be levied as follows:

Additionally, hotels may stipulate a specific cancellation policy. Where these exist they will be detailed on the booking confirmation. Whichever of the cancellation fees is greater will apply. Cancellation fees are levied per room.
In the event of a ‘no show’ without prior consultation with and the express permission of Best Rate Beds, a 100% cancellation charge will apply.
While every effort is made to maintain booking arrangements as confirmed, on occasion changes may occur for reasons beyond our control. If this occurs you will be offered accommodation of an industry comparable or superior standard. If the alternative accommodation is of an inferior quality or involves a significant change of location you may be offered compensation by the hotel with whom the original booking was made. If the hotel is unable to confirm a suitable alternative we reserve the right to cancel the booking and will inform you of this in writing.
If your check-in date is equal to or greater than five weeks from the booking date and the booking value totals more than £100, you have the option of paying a 20% deposit. This deposit is non-refundable. The balance is due four weeks before your check-in date. If the balance is not settled within the specified timeframe then your booking will be cancelled.

Problems and complaints
All problems must first be brought to the attention of the hotelier who should be given a reasonable opportunity to resolve the issue. If the problem is not resolved you should ask for a complaint form or put the complaint in writing. Give a copy to the hotelier and keep a copy for reference. If the issue cannot be reasonably resolved between you and the hotelier, you must inform us within 28 days of the stay, providing full details of the issue and a copy of the written complaint. Any complaints not notified to the hotel during the stay are likely to be refused by the hotelier who will be under no obligation to act upon the complaint. If these procedures are not followed Best Rate Beds does not accept any liability.
Errors and amendments
We reserve the right to cancel the contract between us if one or more of the orders were listed at an incorrect price due to a typographical error or an error in the pricing information received by us from our suppliers. If we do cancel your contract we will notify you by e-mail/letter and re-credit to your account any sum deducted by us from your credit/debit card as soon as possible. We will not be obliged to offer any additional compensation for disappointment suffered.
Special requests
Wherever possible we will do our best to fulfill special requests, however this may not always be possible and no booking will be conditional upon fulfillment of a special reques.
Force majeure
We cannot provide compensation if your reservation is cancelled or your stay disrupted due to ‘force majeure’ such as riot, civil strife, industrial dispute, war, natural disasters, adverse weather conditions, etc.
Building work
We will endeavour to advise you of any building work which may reasonably be considered to affect the enjoyment of your holiday, if we are aware of any such works.
Indemnity
When you book through Best Rate Beds you accept responsibility for any damage to property or accommodation caused by you or a member of your party. The hotel reserves the right to terminate (before or after departure) your stay or that of any member of your party due to your or their misconduct, in the hotel’s reasonable opinion. Full cancellation charges will then apply with no refund given. Furthermore, neither Best Rate Beds nor the hotel shall be obliged to pay compensation or meet any costs or expenses you may incur as a result of your stay being terminated. You agree to indemnify Best Rate Beds against any claims (including legal costs) made against Best Rate Beds by or on behalf of the hotel. You are also liable to reimburse the hotel for any damage caused, before you end your stay – this may be charged by the hotel directly to your credit card.
Liability
Best Rate Beds does not guarantee the accuracy of, and disclaims liability for, inaccuracies relating to the information and description of the hotels displayed on this website including, without limitation, photographs, lists of hotel amenities, general product descriptions etc. Best Rate Beds makes no representations about the suitability of the products displayed on this site for any purpose and the inclusion or offering for sale of any product on this site does not constitute an endorsement or recommendation of such products by Best Rate Beds. We will not be liable for any loss, damage, or other sum or claim of any nature (direct, indirect, consequential or other) which arises, directly or indirectly, in connection with this site including, for the avoidance of doubt, and not by way of limitation, any use of any information or material contained in this site or any inability to access or use this site. These exclusions of liability apply only to the extent permitted by law.
